Palm Jebel Ali is Nakheel's 13.4 square kilometre master development off the Jebel Ali coast, relaunched in June 2023 under the Dubai 2040 Urban Master Plan. Sixteen fronds across seven islands will house around 35,000 families, with 80 hotels and resorts, a yacht club, marinas and lifestyle malls.
The first release of 801 villas sold out in record time, according to Nakheel. The developer has since awarded AED 8.5 billion of construction contracts across the villa fronds, and says the first handovers are scheduled to begin before the end of 2026.

Beach Collection villas start from around AED 18M and Coral Collection villas from around AED 29M, which works out near AED 2,600 to 2,700 per sq ft. Townhouses at Palm Central Private Residences start from AED 14.9M. Prices are indicative and change with each Nakheel release.
Is Palm Jebel Ali sold off plan?
Yes. No property on the island has been handed over yet, so every villa and townhouse is an off plan purchase, bought either from a current Nakheel release or from an owner assigning an existing off plan contract. Payments sit in a RERA-regulated escrow account and the purchase is registered as an Oqood with the Dubai Land Department.
What is the Palm Jebel Ali payment plan?
Nakheel's official plan is 20/60/20: a 20% down payment on booking, 60% in construction-linked instalments, and 20% on handover. A 4% Dubai Land Department fee applies on registration.
When will Palm Jebel Ali villas be handed over?
Nakheel has said the first villa handovers are scheduled to begin before the end of 2026, starting with Beach and Coral Collection villas on Fronds K to P. Delivery is phased rather than a single date: the November 2024 Beach Collection release targets end of 2027, the Fronds A to F villas contracted in April 2026 target Q4 2028, and Palm Central Private Residences is scheduled for September 2030.

Nakheel, the master developer behind Palm Jumeirah, now part of Dubai Holding Real Estate. The master plan was unveiled by HH Sheikh Mohammed bin Rashid Al Maktoum in June 2023.
What villa types are available?
The Beach Collection offers 5 and 6 bedroom villas of 7,316 to 8,553 sq ft across fourteen styles. The Coral Collection offers 6 and 7 bedroom villas of 11,222 to 12,165 sq ft on plots up to 21,944 sq ft, across ten styles.
Are there townhouses on Palm Jebel Ali?
Yes. In June 2026 Nakheel launched Palm Central Private Residences: 222 beachfront homes including 4 and 5 bedroom townhouses from AED 14.9M, completing in September 2030. The fronds themselves are villas only.
Can foreigners buy, and does it qualify for a Golden Visa?
Palm Jebel Ali is a freehold zone open to all nationalities. Any purchase above AED 2M qualifies the owner to apply for the UAE's 10-year Golden Visa, and every villa on the island is priced well above that threshold.
