The property route in brief
- Threshold: property worth AED 2M or more.
- Off-plan counts. Purchases from approved developers such as Nakheel qualify, subject to the current DLD valuation rules.
- Duration: 10 years, renewable while you hold the qualifying property.
- Family: spouse and children can be sponsored under the same visa, with no minimum stay requirement to keep it valid.
Why Palm Jebel Ali clears the bar easily
The entry ticket to the island, a Palm Central townhouse at AED 14.9M, is more than seven times the threshold. Beach Collection villas from AED 18M and Coral Collection villas from AED 29M sit further above it. That materially simplifies the application: no stacking of multiple units, no valuation anxiety at the margin.
The process for an off-plan buyer
- Sign the sales agreement and pay the booking amount under the 20/60/20 plan.
- Register the purchase with the Dubai Land Department (Oqood for off-plan).
- Apply through the DLD's cube or ICP channels with your passport, title documents and insurance.
- Receive the 10-year residence permit; add family members afterwards.
What the visa does and does not give you
It grants long-term residence, the ability to sponsor family, and continuity without an employer.
