Every villa on Palm Jebel Ali sells on the same official structure: 20% on booking, 60% across construction, 20% at handover. Here is what that means in dirhams, what sits on top of it, and how buyer money is protected along the way.
The 20/60/20 structure
- 20% on booking. Paid when you sign the sales agreement and reserve the unit.
- 60% during construction. Split into milestone instalments over roughly three to four years, each triggered by certified construction progress.
- 20% at handover. Due when Nakheel releases keys. Nakheel has said the first handovers are scheduled to begin before the end of 2026.

The fees beyond the headline price
- 4% Dubai Land Department fee, plus a small Oqood (off-plan registration) admin charge.
- Service charges from handover, set per sq ft annually for community upkeep.

How escrow protects your instalments
UAE law requires every off-plan project to collect buyer payments into a RERA-regulated escrow account. Funds are released to the developer only against certified construction milestones, which is why instalment dates track build progress rather than the calendar. Is 20/60/20 competitive?
